1. Definitions

In these Terms and Conditions:

• "Padang Abode", "we", "us", or "our" refers to Padang Abode Pte. Ltd., a company registered in Singapore.
• "Client", "you", or "your" refers to any individual or entity that engages Padang Abode's services or uses this website.
• "Services" refers to Residence Matching by Lifestyle, Agreement Preparation and Oversight, and Serene Living Management, as described on our website and in service agreements.
• "Agreement" refers to these Terms and Conditions together with any service proposal or engagement letter accepted by the Client.

2. Acceptance of Terms

By engaging Padang Abode's services or submitting an enquiry through our website, you confirm that you are at least 18 years of age and have the legal capacity to enter into a binding agreement. Use of our website or services constitutes acceptance of these Terms.

3. Service Description

Padang Abode provides residential property advisory and management services in Singapore, including:

• Lifestyle-led residence matching and property introductions
• Tenancy agreement preparation, review, and coordination
• Ongoing property management and lifestyle coordination

All services are subject to the specific terms set out in individual service proposals or engagement letters, which supplement these Terms. Services are available to clients located in or seeking properties in Singapore.

4. Fees and Payment

Service fees are denominated in Singapore Dollars (SGD) and are stated in the relevant service proposal. Current published fees are:

• Residence Matching by Lifestyle: SGD 185 per engagement
• Agreement Preparation and Oversight: SGD 670 per tenancy
• Serene Living Management: SGD 1,350 per month

Fees are payable as set out in the service proposal. Padang Abode reserves the right to adjust published fees with reasonable notice. Accepted engagements are charged at the rate agreed at the time of acceptance.

5. Client Responsibilities

To enable Padang Abode to deliver services effectively, clients agree to:

• Provide accurate and complete information about their preferences, requirements, and circumstances
• Respond to correspondence in a timely manner
• Notify Padang Abode promptly of any changes to their requirements or contact details
• Not use Padang Abode's services for any unlawful purpose

6. Prohibited Activities

Clients must not:

• Misrepresent their identity or financial circumstances
• Use any property recommendation or documentation prepared by Padang Abode for purposes other than those agreed
• Attempt to circumvent service fees by engaging directly with landlords identified through Padang Abode's matching process during the engagement period
• Share proprietary materials, including shortlists and advisor notes, without Padang Abode's consent

7. Intellectual Property

All content on this website — including text, design elements, and methodology descriptions — is the intellectual property of Padang Abode Pte. Ltd. Clients are granted a limited, non-transferable licence to use advisor notes and property summaries for personal reference only. Reproduction or distribution for commercial purposes is not permitted without prior written consent.

8. Confidentiality

Padang Abode treats all client information as confidential. We will not disclose your personal details, preferences, or financial information to any third party except as described in our Privacy Policy or as required by law.

9. Service-Specific Terms

Residence Matching

The matching service includes an initial lifestyle consultation and a curated shortlist of properties. Success in finding a suitable property depends on market availability and client responsiveness. Padang Abode does not warrant that any specific property will be available or remain available at any given time.

Agreement Oversight

This service provides review and coordination assistance. It does not constitute legal advice. Clients are encouraged to seek independent legal counsel for complex matters.

Serene Living Management

Management engagements are subject to a minimum term of three months. Either party may terminate after the minimum term with 30 days' written notice. Fees are payable for the full notice period.

10. Disclaimers

Padang Abode's services are provided with reasonable skill and care. However, we do not warrant that any particular outcome will be achieved, including the identification of a specific property within a given timeframe. Property market conditions are beyond our control.

Website content is provided for informational purposes only and may not reflect the most current market conditions or property availability.

11. Limitation of Liability

To the extent permitted by Singapore law, Padang Abode's liability to any client shall not exceed the total fees paid by that client in the three months preceding the event giving rise to the claim. Padang Abode shall not be liable for indirect, consequential, or incidental losses.

12. Indemnification

Clients agree to indemnify and hold harmless Padang Abode, its directors, and employees from any claims, losses, or expenses arising from the client's breach of these Terms or misuse of our services.

13. Termination

Either party may terminate a service engagement where the other party has materially breached these Terms and failed to remedy the breach within 14 days of written notice. Padang Abode reserves the right to decline or discontinue services at its reasonable discretion, with a refund of fees for undelivered services.

14. Dispute Resolution

These Terms are governed by the laws of Singapore. In the event of a dispute, the parties agree to first attempt resolution through good-faith discussion. If unresolved within 30 days, disputes shall be submitted to the Singapore Mediation Centre, and thereafter to the courts of Singapore, which shall have non-exclusive jurisdiction.

15. General Provisions

• Entire Agreement: These Terms, together with any service proposal, constitute the entire agreement between the parties and supersede prior representations or arrangements.
• Severability: If any provision is found unenforceable, it shall be modified to the minimum extent necessary, with the remaining provisions continuing in full force.
• Waiver: Failure to enforce any provision does not constitute a waiver of the right to enforce it in future.
• Assignment: Clients may not assign rights or obligations under these Terms without prior written consent from Padang Abode.

16. Changes to These Terms

We may update these Terms from time to time. Material changes will be communicated to active clients by email. Continued use of our services after the effective date of updated Terms constitutes acceptance of the changes.
